Executive Summary
The Sail Loft project represents a once‑in‑a‑generation opportunity to secure, restore, and repurpose one of Spalding’s oldest surviving heritage buildings for the benefit of the community.
Located beside Chain Bridge Forge—an award‑winning living museum that has operated for 15 years without relying on council-funded revenue—the Sail Loft will become a creative, educational, and community hub that strengthens local identity while addressing modern social and economic challenges.
The project builds on the Forge’s proven track record of delivering high‑quality heritage experiences, blacksmithing courses, digital innovation, and community engagement. With national media exposure, strong visitor feedback, and a history of successful grant‑funded delivery, the Forge has demonstrated both operational resilience and the ability to attract diverse audiences.
The acquisition and redevelopment of the Sail Loft will allow this impact to expand significantly.
Under a 12‑month lease with a right to buy, the Friends of Chain Bridge Forge are already testing demand and piloting activities. The vision is to convert the building into artist studios, a flexible community room, and a dedicated training space offering traditional crafts, digital skills, and creative workshops. This includes new programmes in silversmithing, jewellery design, digital arts, and heritage interpretation, supported by a striking external touchscreen display that animates Spalding’s maritime history for residents and visitors.
The project directly supports the Pride in Place programme by:
· Creating a thriving place through heritage-led regeneration and increased footfall
· Building stronger, more resilient communities via accessible creative learning and social spaces
· Empowering local people with new skills, confidence, and opportunities for participation
Financial sustainability is underpinned by a mixed-income model including studio rentals, training fees, community bookings, VIP experiences, and heritage programming. Early projections indicate strong demand, supported by evidence of limited studio availability locally and a shortage of bookable community rooms in Spalding.
By blending heritage preservation with modern creativity, the Sail Loft project will deliver long-term social value, stimulate local pride, and create a distinctive cultural asset for Spalding. It is a practical, community-driven investment that honours the past while equipping local people for the future.
